Requirements and Fees For Complete Applications
RENTAL POLICY: The following policies have been established for ALL applicants. Please review them prior to submitting an application as we verify all information.
APPLICANT: Each person 18 years of age or older must complete an application and provide photo identification. Accepted are: Driver’s License, Social Security number, current work visa (I-94), temporary resident alien card verifying approve entry by the United States government (I-94W).
NON-REFUNDABLE APPLICATION FEE: There is a $50 Application Fee for each applicant over 18 years old. The application will not be processed without the fee."
INCOME/EMPLOYMENT: All Applicants must have combined “verifiable” income in an amount no less than three (3) times the rent. • Applicant must verify a minimum of one (1) year stable employment. Self-employed applicants must provide their most recent tax return and 2 previous bank statements. Include proof of other income such as: social security, child support, alimony, etc. To expedite the verification process, please include your last two paycheck stubs showing year-to-date earnings.
OCCUPANCY: The maximum number of residents permitted to dwell in any property shall not exceed the county occupancy limit.
RENTAL HISTORY: Each applicant must have at least two (2) years of verifiable and satisfactory rental history. Satisfactory rental history reflects prompt monthly payments, no NSF checks, sufficient notice and the property left with no damages. No prior evictions.• If applicant has acceptable rental history of less than one year or is a first-time tenant, the applicant can be accepted with an acceptable guarantor (co-signer), providing that all other qualifications are acceptable or additional deposits.
CREDIT HISTORY: Credit history is a factor in the overall approval decision, an unsatisfactory credit report reflects past or current bad debts, late payments, unpaid bills, collection accounts, liens, judgments or bankruptcies, etc. An unsatisfactory finding may result in the requirement of an additional deposit, guarantor, or denial. Applicant will be automatically denied if bankruptcy or Foreclosure within the last 2 years.
BACKGROUND SEARCH DISCLOSURE: Screenings may include searching public records which may contain criminal background information, if the report indicates that one or more such felony and or misdemeanor records were found. An applicant who is declined based on a criminal background may obtain a free copy of the report and may initiate a reinvestigation to have any erroneous information contained in the report corrected. The consumer reporting agency will advise you of the procedures that you should follow in order to do so.
PETS: You Must ask GCM if pets are allowed in the home you are applying for, Application Fees will not be refunded based on pets not being accepted. The following dog breeds or mixture of breeds are not allowed under ANY circumstances: Pit Bulls, American Staffordshire Terrier, Staffordshire Bull Terrier, Chow, Doberman Pinscher, Rottweiler, Perro de Presa Canarios, or a Wolf-Hybrid.
AGENCY DISCLOSURE: Georgia Community Management, Inc., 2120 Highway 81, Loganville, Georgia 30052, has acted as Agent for the Owner in this transaction and is being paid a fee by the owner; and not acting as agent in this transaction for tenants.
MONIES: Certified Funds are required for all initial move-in money: Security Deposit, Pet Fee (Non-refundable) (if any) and First Month’s Rent. Thereafter, all payments are payable on-line by accessing your individual account.
Security Deposit: and Pet Fee (Non-refundable) are not collected until the move-in inspection is complete. Certified funds are: Cashier’s Checks or Money Orders. WE DO NOT ACCEPT CASH.
